Facilities
There are 35,800 square feet in the Center, of which 26,500 are
available tenant space. The West Wing, built in 1986 offers partly
finished space ideal for industrial or light manufacturing ventures.
The East Wing, built in 1990, is designed for office space. All
spaces open to a central corridor.
The Center provides heat, water and sewer services. Each space
in the West Wing has its own electric service and meter. All spaces
and public areas are air conditioned. All spaces and public areas
are protected with smoke detectors and a central alarm/reporting
system. The building has an electronic card entry system during
off-hours which offers card holders 24 hour access. There are 3
entry doors along with a 10 foot wide, 12 foot high roll-up door.
All doors are protected on the electronic alarm/reporting system.
Windows are protected either with security screens and/or central
electronic alarms.
West Wing spaces vary in size from 270 to 1,020 square feet, with
an assortment of ceiling and wall treatments. These spaces have
their own air handling system consisting of an air conditioner and
heating unit. Heat is provided to the unit through a circulating
hot water system. The Center provides the heat by means of a central
boiler; the electricity used in operation of the air handling unit
is the responsibility of the tenant. Clear ceiling height is approximately
14 feet.
The Center has 1200 amp 220 volt 3 phase electrical service and
each space is equipped with a 100 amp circuit breaker panel. Additionally,
the West Wing has 480 volt service available as well as floor drains
in every space.
East Wing spaces range from 276 to 1,815 square feet. Heat and
air conditioning are provided centrally and tenants are billed at
the rate of .15¢ per square foot per month. a number of the
spaces are subdivided and have been improved with private offices,
reception areas, storage/equipment areas, etc. All spaces are finished
(carpet, paint, acoustical ceiling).
